A real downtown, a lot of history, and room to grow
Salisbury has been the county seat of Rowan County since the county was formed in 1753. It grew up as a stop on the Great Wagon Road and later as a railroad hub, and you can still see that history in the downtown storefronts, the train station and the older neighborhoods around them. It's also where Cheerwine was created in 1917, and where Food Lion has its headquarters.
It's growing, too. The Census Bureau counted 35,540 residents in 2020 and estimated about 36,879 by mid-2025. Rowan County passed 155,000. Much of that growth is buyers who want more house for the money than they'd get in Concord, Mooresville or Charlotte.
Getting around is easy. I-85 runs along the east side of town, with uptown Charlotte about 39 miles southwest and the Triad to the northeast. Salisbury also has an Amtrak station downtown.

What the Salisbury market looks like right now
Buyers in Salisbury have room to negotiate right now. Homes are taking a while to sell (a median of 63 days), and most are closing a bit under the asking price.
*Salisbury city figures for the three months ending August 2026, from the Redfin Data Center, based on 139 sales in that window. Figures can swing from month to month. Ask me for current numbers on the street or price range you're looking at.
What that means for you: If you're buying, you often have time to get an inspection done and negotiate repairs or closing costs. If you're selling, pricing it right from day one matters. Homes priced right still sell. Overpriced ones sit.

Hi, I'm Trey Hamrick
I grew up at Lake Norman, went to Lake Norman High, and now help people buy and sell homes across the Lake Norman area and up I-85 into Rowan County with Titan Realty. Salisbury is one of the markets I'm most excited about. You still get a historic downtown, real neighborhoods and a price point a lot of the Charlotte suburbs left behind.
My job is to tell you the truth about a house, a street or a price, even when it's not what you were hoping to hear. I'll also help you avoid the mistakes that cost buyers and sellers money.
